How to carry out alterations to your council property.

Can I carry out any alterations or improvements to my home?

You must normally obtain our approval for carrying out alterations and improvements to your home, in writing, before any work commences.

You can use the Tenants Alteration Form and submit it before starting work or paying for any equipment.

We can refuse permission if we consider the work to be dangerous, unsightly, if it reduces the value of your property or neighbouring properties or gives us an obligation to repair it.

If you carry out works without our written approval, we may give you notice to return the property to the original condition. If you do not reinstate such works, we will carry out the reinstatement ourselves and recharge you.

At the end of the tenancy we will normally accept your improvements, which will then become our responsibility.

ERECTION, REMOVAL OR INSTALLATION OF

Sheds, Garages, Greenhouses, Satellite Dishes, T.V Aerials, Conservatories, Extensions, Porches, Vehicular Crossings, C.B Aerials, Walls, Floors, Heating, Heating Fittings, Fences, Hedges, Trees, Fixtures/Fittings, Doors, Electrical Fittings/sockets, Outhouses, Kitchen Units/Vents, Bath Fixtures, Showers, Water Meters, Windows, Fireplaces/Fires, Floor Coverings e.g. wood laminate

PLEASE FOLLOW THE STEPS BELOW TO APPLY FOR PERMISSION

Step 1

Complete the appropriate application form as detailed above or telephone  01473 825757 for assistance. You may be asked for additional information and drawings for any works that require either Planning Permission or Building Regulations approvals.
If Planning Permission or Building Regulations approval is required, you will have to apply and pay for this before our approval is given.

Step 2

You must await written approval before any works are started.
Following approval you can carry out the works.
A postcard will be attached with the approval, which must then be returned when works are completed.
N.B. No work is to be carried out until written permission has been given. Sometimes a visit is required by a Repairs Inspector before works can commence, or during construction.

Step 3

Once the inspection card has been returned to the council an inspection will take place to check that the work has been completed to our satisfaction.
If the work is not up to standard, you will be sent a letter informing you of the problem. You will also be informed of the time you have to bring the work up to standard. Once this is completed a further inspection will take place.

Step 4

At the end of your tenancy depending on the type of work, you may be eligible to compensation for the improvements made to your property.
